Current Code Requirements
BC Gas Code specifies flue terminal clearances: 12 inches from windows or doors, 24 inches from gas meters, 36 inches from property lines, and 48 inches from mechanical air intakes. Terminals must terminate at least 12 inches above grade or expected snow level. The terminal must be a manufacturer-approved type.
When Upgrades Are Needed
If you are replacing an older boiler, the existing flue terminal may not meet current clearances. Common reasons for upgrade: the terminal is too close to a window or property line, the terminal is below grade or snow level, or the old terminal is corroded and unsafe.
Cost and Process
Flue terminal upgrade costs $200-600 depending on: new terminal if needed ($50-150), pipe extension or relocation ($100-300), and labour ($100-200). The boiler gas fitter assesses clearance during installation and extends or relocates the flue if needed.
