Boiler Circulation Pump Maintenance — Lubrication and Care

Published: July 21, 2026 — CANRO Heating & Cooling — Greater Vancouver, BC

Pump Types and Lubrication

Older circulation pumps have oil ports that require manual lubrication every 6-12 months with 10-20 drops of light machine oil. Modern wet-rotor pumps (Grundfos, Wilo) are lubricated by the system water and need no maintenance. Check your pump model to determine which type you have.

Signs of Pump Failure

Noises (grinding, screeching, rattling) from the pump, the pump motor is hot to touch but the pipes near the pump are cool, the pump vibrates excessively, visible water leakage from the pump shaft seal, or no heat in one or more zones despite the boiler firing. These indicate the pump is failing.

Replacement Cost

Circulation pump replacement costs $400-900. Grundfos UPS series: $350-650. Grundfos Alpha (variable-speed): $500-800. Taco or Wilo: $450-750. If replacing, consider upgrading to a variable-speed ECM pump for quieter operation and 50-80% electricity savings.

Safety Reminder

If you smell gas, suspect carbon monoxide or believe there is an immediate danger, leave the property and contact emergency services or the appropriate gas emergency authority. Do not remain inside — exit the building immediately and call for help from outside.
